Look at Jersey City. Seriously. The market there has been gutted because of all the speculators having to short-sell, and you can get very reasonable prices on 2+ family (around $200K for a 2 family in the heights) houses that will pay a significant chunk of your mortgage from the second unit's rental income.

The Jersey City area is being considered. It's more limited in terms of transportation and I'd prefer new construction, which is a little rare there, but who knows. I've learned its impossible to judge properties just by the stats, you really gotta pound the ground and look at places.

Andrew, transportation from there is relatively easy, if you are close to any of the light rail stops.
